Hello everyone,
we are currently considering the first ideas for building a house on a potential plot and I would like to get a few assessments or ideas before we approach the various house providers. We are wife, husband + 1 child – a 2nd is still being planned.
It is to be a log house in double log construction with insulation and installation layers, without a basement but with an attached double garage or double carport (with an integrated technical/storage room, if technically feasible).
The floor plan of the house is based on the floor plan “Fullwood Mühlenteich”.
The possible plot is as follows: approx. 850m2, 2nd row with access from the southeast.
The plot slopes slightly to the north (approx. 2m over the entire length).
There is no development plan for the plot, nothing more is known about the plot yet.
I have now “played around” a bit and sketched everything roughly as I could imagine it. Does anyone already see any major flaws or can give tips/suggestions? I feel like I can’t see the forest for the trees and would be grateful for any advice!
Development plan/restrictions
Plot size approx. 850m2
Slope – very slight slope to the north
Requirements of the builders
Style, roof shape, building type – single-family house, double log house
Basement, floors – no basement, 1.5 floors
Number of people, age – 3(+1 planned) 2 adults, 2 children
Space requirements on the ground floor and upper floor – see floor plan
Office: family use or home office? – office only for family use
Guests per year – guest room not necessary
Open or closed architecture – rather open!
Conservative or modern construction – modern log house
Open kitchen, island – yes, see floor plan
Number of dining places – at least 4 – rather 6-8
Fireplace – yes, see floor plan ground floor
Music/stereo wall – 5.1 system in the living room
Balcony, roof terrace – yes, see floor plan
Garage, carport – yes, see floor plan
Utility garden, greenhouse – no
Other wishes/special features/daily routine, also reasons why this or that should or should not be – large utility room, sauna, lots of storage options
House design
Who planned it:
-Do-it-yourself – put together by myself
What do you particularly like? Why? Open living area
Personal price limit for the house, including equipment: 350-400k without land
Preferred heating technology: gas or heat pump
If you have to do without, which details/extensions
-can you do without: storage room on the upper floor
-can you not do without: double garage/carport
Why did the design end up as it is now? For example
Own creation according to best feeling
What makes it particularly good or bad in your eyes?
Especially good large living area
What is the most important/fundamental question about the floor plan summarized in 130 characters?
Is the orientation on the plot okay or are there better options? Is an extension of the technical/storage room to the garage sensible/technically feasible? Possibly a better suggestion for the sauna instead of under the roof slope?
Thanks in advance for all tips!!
PS: On the sketch of the plot, gray = paving stones and brown = terrace
