Hello forum community,
we are currently in the planning phase for our house. We have read a lot and gathered ideas. However, I am constantly unsure whether I am overlooking something. So I urgently need help.
I have attached the floor plans.

Floor area ratio:

Building window, building line, and boundary:
Edge development:
Number of parking spaces: double garage and 2 outdoor parking spaces.
Number of floors: 2 full floors and basement
Roof type: hipped roof.
Style: city villa.
Orientation: front faces west/southwest. Terrace west/southwest.

Style, roof type, building type: city villa, hipped roof, solid house.
Basement, floors: basement, 2 full floors.
Number of people, age: initially 2 (mid 30s). In the future probably 4 (age from 0 upwards)
Room requirements on the ground floor: kitchen/dining room, living and dining room, bathroom, office, bathroom, wardrobe
Room requirements upstairs: bathroom, two children’s rooms, bedroom and dressing room.
Office: family use or home office? Home office.
Guest sleepers per year: occasionally, usually 2 people.
Open or closed architecture: closed architecture.
Conservative or modern construction: both.
Open kitchen, cooking island: not open, with cooking island.
Number of seats at the dining table: 4.
Fireplace: yes, living room.
Music/stereo wall: not planned.
Balcony, roof terrace: yes
Garage, carport: double garage.
Utility garden, greenhouse: after construction completion, yes.

Who is the design from:
- From ourselves in cooperation with an architect.
What do you particularly like? Why? The roof terrace and the associated bay window. The arrangement of the windows, the large living room
What do you not like? Why? I miss the wardrobe, I am not sure whether I have to swap dining room and living room, do I have enough space for a wood stove
Price estimate according to architect/planner: 600k€
Personal price limit for the house, including equipment:
Preferred heating technology: geothermal energy via deep drilling
If you have to give up, on which details/extensions
- can you give up: too much smart home.
- can you not give up: roof terrace
Why is the design the way it is now?
Looking at various show houses, houses of friends, and considering what we both liked and especially disliked about our parents’ houses.
