Floor Plan Optimization City Villa - Feedback

we are currently in the planning phase for our house. We have read a lot and gathered ideas. However, I am constantly unsure whether I am overlooking something. So I urgently need help.
I have attached the floor plans.

House design
Who is the design from:
- From ourselves in cooperation with an architect.
What do you particularly like? Why? The roof terrace and the associated bay window. The arrangement of the windows, the large living room
What do you not like? Why? I miss the wardrobe, I am not sure whether I have to swap dining room and living room, do I have enough space for a wood stove
Price estimate according to architect/planner: 600k€
Personal price limit for the house, including equipment:
Preferred heating technology: geothermal energy via deep drilling

Why is the design the way it is now?
Looking at various show houses, houses of friends, and considering what we both liked and especially disliked about our parents’ houses.

Simply to get an objective opinion about our project

Is the estimated 600k including fittings sufficient for this?

I find the location of the building on the property strange. Does this result from the necessary setback areas or why is it not parallel to the eastern property boundary???

I find the design quite appealing. However: What kind of stairs are those? Are you planning to have a basement under the garage?

the garage is lower than the house. That's why the stairs too. However, I don't understand why that is. In my opinion, the budget including the basement is too low. You don't have a wardrobe. But you will need one, and not just a little.
