Is the house then roughly placed like this?



Are 10m boundary constructions allowed in NI?

Is there already a survey (heights) of the property?

The area of the driveway was presumably filled in by the neighbor. That all has to go.

If there is no basement, then an open staircase can also be planned. Or do you need the storage space?

The question about the budget is unanswered.

The house should be placed approximately like this. Possibly a bit more towards the east.

The boundary construction would be about 4 m from the border.

There is no height survey yet.

The driveway would have to be "dug out," a farmer will then take the soil away for us.

We would like to keep the storage space under the stairs. Otherwise, it is "dead" space for us.

Pure costs only for the house would be our budget at 350,000 - 370,000,-

Without dimensions, this won't work. The hallway is already too narrow at the stair entry, the dressing room will probably be too narrow like the cloakroom. To make it practical, it will have to be even bigger. The straight staircase takes up a lot of hallway space, then the living room. The kitchen counter/island needs to be wider. Then there is also too little space. There is empty space between the living and dining area for the Christmas tree. How should one imagine the sofa and the side view? Wouldn't the dining area be sufficient for that? When you sit on the sofa, you usually watch TV and use your phone instead of looking into the forest, right?!

The house measures 11.5*9.5m without the extension in my opinion. The hallway is 1.5 m wide if the staircase is planned to be 1 m wide.

It is hardly going to be due to the building envelope here, wanting to save 5 to 10 sqm. So rather for the sake of the budget? - then it would often be more effective to omit the protrusion (colloquially "bay window") of the living room (in both dimensions) before translating the room program into a building mass. The plan needs to be redone – fiddling around with one or two handfuls of square meters means contortions and probably a shot in the dark. It is better to make a new preliminary design (or rather, no translation into the design scale would have been necessary for this at all).

At about 3000€ per sqm, that would be a possible 120 square meters of living space. The current design is according to OP "So that makes a total of about 160.5 m²". A Town & Country Flair 134 costs just under 131 sqm of living space for our postal code area currently 283K euros. You would have to check how the prices are in your area and whether you can manage with so-so standard floor plans and the inexpensive provider. Are you planning a lot of do-it-yourself work?
