Hello everyone
I'm putting our floor plan up for discussion here. I also have a second floor plan variant for the upper floor with 2 children's rooms. What might still need to be changed?
The entrance faces south/east.
If more information is needed, please let me know.

You are making it a bit difficult for the other discussants with EG and OG as PDF and OG alternative as image and site plan in overwhelming image size.

I clearly prefer the alternative OG.



Really, Planning office (???) – are they authorized to submit plans, or ambitious amateurs who just know how to use a drawing program? – I see in the drawing (PDF) besides ignorance of the system behind the building regulations also the thermal construction error of the shared garage wall. The same alignment of the garage front and entrance bay window also doesn’t look good; I would move the garage back by half a meter.

From me, regarding the question, you can only hear a "better than" relatively speaking, never an "looks good as is" absolutely, because you can chase me away with a flounced skirt "Tuscany." That is, in my opinion, the "Toast Hawaii" of architecture. Gelsenkirchen Baroque 2000.

Hello

The floor plan (PDF) was made by a planner. I made the alternative floor plan for the upper floor myself, as well as the outdoor area. So please forgive me the format mix.


What is the problem with the garage not getting its own wall but being built onto the building?
Whether we move the garage I have to discuss with my wife. Thanks for the hint. Besides, I like Toast Hawaii ;-)

If the cold building is attached to the warm building without its own wall, this "facilitates" heat loss. A separation, already at the foundation slab, is supposed to improve this.



She will understand that at first glance when she sees it in a perspective view. With the garage front aligned with the entrance bay window, the bay window no longer projects forward, but the building in the area in between "recedes."

Architects who learned their profession before CAD immediately notice such things, i.e., they simply do not do such things.

You can cut out images from screenshots of the PDF; this makes it easier to follow the discussion without having to switch between viewing programs.

I can only recommend furnishing the rooms as you plan.

A kitchen with a room width of 308 cm and a cooking island, but then walls again to the dining area, cannot work.

Entrance is southeast... then the garage is in the most beautiful part of the garden and the utility room is on the best sunny side of the house. Afterwards, the house becomes very dark. How many children does family planning foresee? How many children's rooms does room planning provide for? Children's rooms under 12 sqm, but bedrooms over 12 plus each with a walk-in closet. Those are the trending priorities ;) Otherwise, the house probably already exists several times somewhere as a standard, the floor plan is very common, but here somewhat enlarged. The utility room is difficult to furnish, I would remove 2 doors! Where will the wardrobe be placed in the entrance hall? Under the stairs? There will be no shower for the guest and a double bed does not fit into the bedroom... Regards, Yvonne
