Edit: Basement windows collide with the terrace (in the west). That would annoy you or anyone. Action is still needed there.

Yep, I took another look: I probably would have stubbornly moved the garage more to the east and adjusted the ancillary rooms including the entrance.

No, there is a deep windowsill drawn at the window, which ends at the chimney. The headboard is at the top of the plan.

We don’t have plans with measurements yet. The living room should be exactly on the building boundary, I just stuck the floor plan there, it doesn’t quite fit the scale. The neighbor 14 does drive past there, yes. Thanks for the hint, we’ll think it over ;-) Interesting topic, actually in our first sketches the garage was entirely on the boundary in the east. But then we increasingly let the position of the front door guide us. Where would you place the entrance then? Moving the WC door makes sense, thank you :)

yep, exactly that! It might also be possible to implement something like that in the basement; with children growing older, such possibilities cause less stress. Bathrooms/showers have a significantly higher importance nowadays than 50 years ago. The way we had to/might bathe as kids, my kids today would crucify me for that or you'd get reported o_O Two steps into the living room are simply great. We had that in the old house and we were also advised against it because of age, etc. My tip: GO FOR IT!!! It just looks great and the living room then probably has more ceiling height.... absolutely great! Basically very well done but you read various things that you should reconsider; garage, shower, etc. Your kids will grow older plus visitors etc., I would also have another shower/WC downstairs, or at least prepared. Who knows who might want/have to live down there someday...? I would also think about whether I would prefer to have my own bedroom rather at the bottom of the plan, that is at the end of the corridor, and the kids in front of it. I still don't quite like the bathroom upstairs that way.

That will become clear. East or SE/South... But I would definitely reject it as it is now here with the garage and would neither build nor buy it for myself. I look forward during the dark season all week to the fact that we can bring one or two hours of sun through the south windows into the house during the day. Despite south-facing windows, lights have to be turned on anyway, but the bright rays from SE, S, and SW are something positive. Back then in the terraced house, I only had the west side (N and E as well), and that caused deficiencies. I also like the steps into the living room. Possibly also consider a rotated staircase. Not necessary. Both have advantages.

I would not make steps in the living room. Getting older is one thing, but even when young, you or a child can suddenly become dependent on a wheelchair due to illness or accident. Then it's really bad. My daughter's best friend is in a wheelchair after an accident. The family has a split-level house and now has to look for something else.

Regarding the fireplace: we ourselves live in a KfW 75 house. We absolutely do not need a fireplace. But for that, we are smoked out by the neighborhood. I don't understand why almost everyone nowadays builds with wood stoves.
