Hello everyone,

this year we purchased a plot of land in a new development area and have been planning our house ever since. In the meantime, we have adjusted the preliminary draft from our architect several times, and before moving towards the building permit, we would like to get opinions / optimization suggestions from this great forum.

Plot size: 593m² (we may be able to use another 100m² on the north side from the municipality, but not build on it)
Slope: no (however, there is a steep slope behind the plot)

Why is the design as it is now? Eg.
Which wishes were implemented by the architect?
- individual wishes realized, e.g. as open as possible ground floor layout
- since the plot slopes slightly to the north, we wanted a second "level" (we are aware that this is not age-appropriate). This was implemented in the living room (our idea, see example picture). There are also stairs in the garden, and the basement windows have corresponding light.

What is the most important/fundamental question about the floor plan summarized in 130 characters?
What have we overlooked?
or what do you think is not sensibly planned?

Are there also plans with measurements? Doesn't the house on the living room corner extend beyond the building window and does the neighbor from 14 drive right past your garage?

Great floor plan! I would move in immediately ;) The only thing I would still consider is a second shower. The guest bathroom could be a bit larger since you could also reduce the storage room due to the existing basement.

I like it too :) I just don't find the parents' bedroom very successful. If I'm not mistaken (I'm really not sure), then the headboard of the bed is where the lettering is, right? That means the person sleeping by the window can't get past the chimney flue? Maybe it would be enough to just leave out the door to the hallway there..

I also think it's okay. However, I definitely wouldn't build it like that and would place the garage on the south side of the house, which would block many necessary windows of my house. Is there a reason why the garage wasn't placed as a boundary building on the east side, so that there is at least a south window in the dining area? Btw: I would move the door to the WC further towards the storage room so that you don't look directly at the toilet from the dining area. I mean more like: mirror the room.
