Hello everyone,
Last month we bought a beautiful plot of land and are currently planning our semi-detached house. Thanks to SweetHome3D, this can now be done from the sofa.
Our builder does offer an architectural service, but we have already tried designing the floor plan ourselves and are curious about your comments.

Here are some details:
Plot size: total 800 sqm, per half 400 sqm
Floor area ratio: 0.4
Our building envelope: 6x13.5m, internal dimensions: 5.6x13m
Roof type: gable roof, 45 degrees
Style: modern/family
Orientation: southwest
Building type: semi-detached house
Basement: yes
Floors: single-story
Number of people: currently just two
Kitchen: semi-open, preferably with a sliding door
Fireplace: yes
Further wishes/special features/daily routine: It is important to us to have a passage from the bedroom through the dressing room to the bathroom
Roof slopes cannot be drawn in our program: the slopes are on the east and west sides, a dormer with floor-to-ceiling windows is planned in the bedroom, room [„Kind 1“] has a window on the south side, room [„Kind 2“] has a roof slope window
Terrace/garden is planned to the west.

A well-meaning tip: Better make use of the architect’s services. At first glance without dimensions and as keywords:
    [*]Kitchen as a passage room [*]Stairs too small and will not work like this [*]Only 20 cm exterior walls? [*]Are there load-bearing walls or is that unnecessary with 6m? [*]Bathroom drainage [*]Lost space in the bedroom [*]Door slopes [*]Laundry handling?

Oh dear. This is anything but a good floor plan. Try to fit a couch and a dining table in a width of 5.60 meters. THAT'S NOT POSSIBLE!!!! Just for the dining area, you need to plan at least 3.50 meters if you want to walk around the dining table. That leaves about 2 meters for a couch.
- The staircase is cramped
- The kitchen is huge but hardly easy to furnish. Moreover, only 1 window and also a walkthrough room.
- A lot of lost space in the basement.
- On the upper floor, all the rooms are narrow and long (slim and long)
- How high is the knee wall supposed to be? It could cause headaches when you go to bed.
- Only one skylight in the children's room? Poor child, can’t even look out the window. Also, try placing a 1.50m wardrobe in the children's room. That really won’t work.
- The dressing room will be a dark hole. No chance for a window.
- Slanted walls (access to the children’s rooms) are usually made at a 45-degree angle.
- 2 doors in the tiny bathroom. But then it will only be a purely functional bathroom without any nice details like a bigger tub, double washbasin, or a nice large shower.
- Honestly, I have no idea how the stairs are supposed to work either. Where is the entrance? If I start from the hallway on the ground floor, the first step is at the front, meaning on the upper floor you directly walk into the wall of children’s room 2 and in the basement into the wall of the storage/hobby room.

Since a floor plan with the staircase stands or falls, you need to start all over again. If I were you, I would get someone who knows what they’re doing on it.

I also consider only 20 cm exterior walls to be unrealistic. On the exposed outer side, it is probably closer to 36.5 cm, and on the side facing the neighboring house, roughly 20 cm. That leaves only 545 cm of interior width from a 600 cm exterior dimension.
