Basement, double garage, many roof surfaces (with connection), bay window with added dormer, beam in the living room, quite a few stairs ... that can quickly cost a lot of money, which a standard house does not have.

At least, that's my layman's opinion.

About 170 sqm of pure living space on the ground floor and attic, plus partially converted basement into living space, a dormer, chimney flue, several stairs, a basement garage with a roof matching the single-family house – I would say the price is very reasonable for Bavaria ... if it purely refers to the construction price of a single-family house. Additional foundation costs will likely add quite a bit more for you.
