Development plan/restrictions
Size of the property: 769 sqm
Edge development: 3m to the street must be maintained
Number of floors: 1.5 floors, but currently planned accordingly

Requirements of the builders
Style, roof shape, building type: Classic house with gabled roof
Number of people, age: 3 people
Office: family use
Overnight guests per year: 2 guests every other weekend
Open or closed architecture: Open but not too open ;-)
Conservative or modern construction: classical outside, modern inside
Open kitchen, cooking island: yes
Number of dining seats: 6
Fireplace: no
Garage, carport: double garage

House design
Who is the planner: drawing by the construction company, planning by me
What do you particularly like? Why? Large windows, dressing room, bathroom, living room half closed, small gallery in the stairwell

Open points:
Currently the house is 3m from the street (meaning kitchen and guest room)
Is that sufficient? Or should we increase it? However, then the garden becomes smaller.

Lighting plan, but this is probably not the right place for this in the forum.
We are not exactly sure where we should place built-in/recessed spotlights, wall lights, in which room, how many lamp outlets.

I think the staircase is drawn a bit too small in the drawing. I need to talk to the architect again about this.

Is the utility room sufficient? How much space does the gas heating take up?

On the upper floor next to the stairs at the back we want to create a small storage room with a partition wall and move the roof window over the stairs. But this will probably only be 1.5 - 2 sqm. Is it worth it?

We would appreciate a look at our floor plan as well as new ideas.

Solid floor plan - rather standard - which is not a bad thing. In my opinion, the generous floor space was partially also generously "planned". Specifically, a relatively large hallway with little use takes up space on both floors. On the other hand, I personally love spacious hallways, if you can afford it - like here. However, there is probably plenty of potential for savings. Since the orientation is not given, nothing can be said about the sun exposure.

What I miss a bit is the flair. The only narrow door from the hallway into the open space does not seem particularly inviting. And that this giant hallway on the upper floor then needs an angled door into the bedroom is somewhat poor.

Thank you for your message.
Enthusiasm probably sounds different :-(
Unfortunately, we couldn’t do it differently with the doors in the relatively large hallways.
That’s why I’m asking if anyone else has any ideas.

Regarding the orientation, the kitchen and the guest room face south. Which might not be ideal concerning the terrace or living room. However, we didn’t want to orient the living room towards the street either, hence the large windows on the west side to still get enough light.

I wouldn’t place the staircase in the dirty area. With small houses, it can’t be helped, but with you, it’s different. Now everyone walks through street dirt in the entrance area wearing socks or slippers. I would plan the entrance to the living-dining room larger.

Consider whether you want to put the washing machine on the upper floor. There is space available. Why not wash the laundry where it is generated?
I don’t like the slanted bedroom door. Entrance through the dressing room?

The lamps depend on the furnishings ([Einbaustrahler passen nicht zu Shabby Chic]) and on your lifestyle.

I'm pretty inexperienced with this, just stumbled upon it out of my own interest... so no idea if the dimensions will work... turn the staircase around... so the entrance on the other side? Swap the dressing room and office, then enter the bedroom through the dressing room?

What is the budget? How important is the shape of the staircase? Is another location conceivable, other than just in the hallway? How and where are the building boundaries? Ceiling heights?

It wouldn’t be my floor plan - simply too boring - sorry. Besides, I would get much more light from the south and try to shorten the path from the entrance to the kitchen.
