So we simply looked through every catalog of prefabricated houses. That felt like 250 pieces. Solid houses, as well as timber frame construction. Then we gathered all the clever ideas and tried to design a house ourselves using floor plan software. That, of course, went completely wrong because it didn’t really work. So we turned to the house builder we trust, with whom we are willing to build. We gave them room sizes and plot orientation, and after a few days we received our dream floor plan from their architect. Since this is an offer, it is firstly free and secondly free. If you don’t sign, they’re just out of luck, but you have a floor plan. If you sign, everyone gets what they want.

The offers and the draft are free of charge. If you like the draft and only have minimal changes, why should you pay for the offer? Surely, you can't keep going back and saying, I'd like to change this and that, and that, and that... The fine adjustments, of course, come only after signing. But for us, the architect really hit the nail on the head. Except, as mentioned, one wall shift and one door relocation. But those are just trivial things.

Hello Baltic Sea,
I just happened to come across this forum on Google. I am in possession of a finished floor plan / a complete construction drawing including structural engineering by an architect with extraordinary (but at the same time financially feasible) ideas, who designed this house for me some time ago. However, for personal reasons, the house was never built nor was the building application ever submitted.
I am aware that this application was designed for a specific plot of land, but the fundamental calculations regarding structural engineering remain unaffected by this.
In the meantime, I have built another house. But I find it a pity that this great house will not be brought to life.
Maybe you are interested, or the question to other forum members here:
WHO IS INTERESTED IN A FINISHED DRAWING WITH STRUCTURAL ENGINEERING or has an idea where I could offer the documents?

Well, what do you mean by some time ago?

Does it still comply with today's requirements (Energy Saving Ordinance, etc.)?

I would also raise the question of whether such a draft from an architect can be simply resold like that.

Besides, the request from Ostsee is from October 2011 - I think the planning should be done by now...
