No and yes. This is already a much less clumsy draft than what many homebuilders use to start their threads here. The plan is neat, there are no major blunders in the dimensions. Supply and drainage planning are not the favorite topics of this draftsman. I consider the technical room and the utility room / pantry next to it to be somewhat generously sized together and would boldly venture to say that the technical room could be integrated there. I would prefer more dancing space between the kitchen and dining area in the living room. My botch hit list places the guest room at number 1 and the second children's room at number 2. I like the edge on one side in the floor plan, where the two roof surfaces meet – I miss that on the other side. The window strip gets a plus from me; offset shed roofs with blind gables look strange. Draw the outlines into the aerial view, and add a north arrow to the floor plans.

Thanks first of all, I was expecting worse!

I have to put a protective hand over that; if the specification is not yet clear where we will drain the plot, it would be unnecessary/duplicate work. I still have to clarify this with the municipality once the development plan is official.


Well, this partly grew out of my wife. Quote: "If I don’t get a basement, then I need a big utility room." So we tried to plan it as big as possible here, also a pantry accessible from the garage and kitchen.
Honestly, I was a bit worried about the “appearance” of this room when integrating water meter, electrical distribution, telephone, heating, hot water tank, controlled residential ventilation, which is why the “small room” is attached to the garage/house.
Yes, good point! We planned generously here because we also want to be able to put a second large table for a celebration.

Because of the room layout? If yes, then I agree with you, it’s also an eyesore for me, but I haven’t found a nice solution yet. Besides, it will be a storage room 98% of the time since we don’t have a basement.
Why, because of the two doors? We eliminated that; he didn’t know where to put them, and we decided on the upper one, the left one is off.
Thanks, that’s what I wanted so the house doesn’t look so “massive” at first glance. I had it in the original version at the back of the house (garage), but that’s now gone... I’m still thinking about it!
Thanks, originally it was planned “without” too, but I think this is better for the brightness.
I have to catch up on that when we meet again.

Another point:
We wanted to pep up the children's rooms a bit: each adjacent bedroom and guest room is to get a ceiling, and the children’s rooms completely without. This way we want to create a “small” play paradise. The ceiling height will be low, but we’ll see if it works. Then we would also have light up there through the two windows. Access with ladder + railing

Drainage: I meant the downpipes of the main bathroom went through the hallway and the children's bathroom could be located closer above the kitchen and such things.

In the guest room, you couldn't even rotate the bed by 90°, the floor plan there is so unfriendly to furnishing. Also, in the second children's room, an improved access situation needs to be created.

Many cuts will still be made to your plan here, so these are partly details that would then be worked on with a file in further drafts. I didn't even criticize small things for two reasons: first, they may already have been resolved in later versions, and second, they are easily fixable spots that are hardly noticeable.

This is all from me for now just as initial feedback, there will surely be contributions with quite different perspectives.

That was the first draft with the offset at the back as well, but then the guest room looks even worse.

Additionally, we want a roof over the front door, probably concrete, which is still missing in the draft.
