Hello forum community,

now that we are landowners, our planning is progressing further or is already quite advanced.

Our design basically fits within the given framework conditions.

These are as follows:

Plot size 3000 m2 (due to the slope and development plan only about 1600 m2 buildable)

Basement, floors 1 full floor with an additional recessed floor
Number of persons, age 2 adults 50+ and one child 12 years
Space requirements on ground floor, upper floor
Office: family use or home office? Home office
Guests per year 10 including children
Open or closed architecture open
Conservative or modern construction a mixture of both
Open kitchen, cooking island yes
Number of dining seats 6
Fireplace yes
Music/stereo wall no
Balcony, roof terrace yes (structurally required)
Garage, carport yes, probably both
Utility garden, greenhouse no
Further wishes/special features/daily routine, also reasons why this or that should or should not be

House design
Who is the planner:
-contractor’s planner
-architect
-do-it-yourself X
What do you particularly like? Why? There was a long planning phase due to the maximum external dimensions. It won’t work otherwise.
What do you not like? Why?
Price estimate according to architect/planner:
Personal price limit for the house, including equipment: 400,000
Preferred heating technology: brine heat pump with horizontal collector

Now it should be about the floor plan itself. Do you see any optimization potential there? It only represents the rough draft for the architect. Windows, doors, interior walls can still be changed arbitrarily.

We are only allowed outer dimensions of 114 m2. We comply with this with the structure. Also, a single-story is prescribed. With the recessed floor we therefore try to generate somewhat more space.

The neighboring buildings look similar, partly with basement. Due to the slope on the plot, this is not possible without huge earthworks.

The staircase was always the big problem and completely destroyed all previous attempts. In our opinion, we have found a usable solution.

Please have a look at the matter. We are always open for critical comments.

Without elevations etc., it is difficult to assess.

But I consider the price for the house ambitious.

I am not a floor plan expert, but I don’t warm up to it. For example, an office for the home office on the upper floor, and to go to the bathroom, I have to go through the child's room several times or always go up and down the stairs.

Hallway on the ground floor is very poorly planned, the upper floor is also "slapped together". The smaller the available space, the better the floor plan needs to be, the more sensible it is to have it done by someone who knows what they're doing.

Please show the property, including the approximate elevation profile with the drawn design and orientation (street, terrace, entrance, north/south)

I see it similarly.

Here’s what immediately catches my eye:

Utility room with 2 doors hardly usable
no sensible/little space for a wardrobe
"Appendage" in the basement poorly usable
Can you fit a toilet and sink in the guest toilet? - Doors clash
90s staircase with fixed walls, probably won’t be able to get large cabinet parts/sofa around the corner, right?
What is in utility room 2?
Doors partially block usable space in the rooms senselessly.
Doors opening sometimes outward/inward

Furnish the whole thing. From my point of view, you have generously distributed space in the living room/kitchen/children’s room, while you clearly lack space elsewhere, e.g., utility room.

I can help a bit with that. However, only in bullet points.



That is a good objection and will still have to be considered.

We will do most of it ourselves. So no prefabricated house etc. That means complete shell construction, complete interior work, complete garden and outdoor facilities. Everything that is actually possible. Utility infrastructure, roof, electrical connections, windows (probably), plastering, and screed will then be done by others. Although there are also DIY possibilities there.
