Hello everyone,

I have also often been just a silent reader so far and would now like to share our current planning for criticism (both positive and negative).
Attached is a plan of the property (with the house outline of the planned development), the floor plans (ground floor + upper floor), and the elevations.

The TV is supposed to be on the wall in the living room facing the office (currently drawn incorrectly).

Unfortunately, the slopes in the upper floor are not consistently indicated. However, since the rooms are planned to be quite large (especially the children's rooms), this should not cause any problems.
Furthermore, 2 roof windows are missing in the elevations. Roof windows are planned both above the staircase and in the small room "Behandlung" for lighting purposes.

Bebauungsplan/Einschränkungen:

There is no development plan. The development must fit into the existing development according to §32. According to the building authority, we are therefore allowed to build up to a depth of about 32m parallel to the street. Boundary development of the double garage is planned.
Size of the plot: approx. 1000 sqm

Anforderungen der Bauherren:

Gable roof, no bay windows, dormers, etc.
No basement, 1.5 stories, knee wall height 1.00m
Currently 2 people, hopefully 4 later
Fireplace planned in the living room (firing from the hallway should be possible)
Double garage with access to the house through the utility room
Walk-in closet, no children’s bathroom desired
Office is intended to be used regularly as a home office
In the room "Behandlung," besides storage space, there should be the possibility for treating family members/friends (physiotherapy).

The kitchen-dining-living area reminds me of a typical terraced house design. The path from the kitchen to the terrace is long and also quite narrow when you have to squeeze past the table. I also don’t find the only terrace access between the couch and the TV optimal. The access under the stairs to the office looks like it will cause headaches in the future. I’m not sure if it works that way. The utility room could be a bit tight if that is the only option in the house to store things. And no window! How does that work with washing and drying laundry? I always find it sensible if you can go from the utility room out into the garden. Also, I miss a nice spot for a wardrobe. The upper floor is okay. However, the bathroom layout still needs optimization. Since you can’t see the 2m line, I doubt that the toilet will fit in that spot.

Children's room 2 gets the nice shower noise. I would therefore advocate for appropriate soundproofing measures in the wall design / shower. Should 2 cars fit in the garage? If so, the passage with bicycles could become very tight.

Thank you both very much for your evaluations.

Next to the dining table between the kitchen and living room, we will plan a second terrace door.
A window in the utility room was also planned but has not been included in the drawings. It seems the architect forgot that. We wanted a window facing the front and possibly even a small, narrow one at the back.

Regarding the bicycles in the garage: Yes, 2 cars are planned and it will be tight. However, the garage cannot be longer. But we also have the door to the garden, which can/should be used for that.

The note about the noise protection of the shower is also good!
A laundry chute from the bathroom (upper floor) to the utility room is also planned and not drawn in.

How is the access to the garage planned? If I interpret the site plan correctly, you would have to drive backwards from the lower street into the yard in order to drive forwards into the garage. Or you drive forwards into the yard and then backwards into the garage.

To drive forwards into the yard and then make a right turn into the garage, the yard seems too tight to me.

Do I understand correctly that the kitchen and garage are south-facing, and the living and dining areas are north-facing?? On the upper floor, I do not find the bathroom design 100%, a toilet on the exterior wall with a downpipe should not be done!?
