Dear all,

I need a floor plan rant or some inspiration. We are actually quite satisfied, especially with the ground floor. The bay window on the ground floor is just eye candy and serves no functional purpose or similar. On the upper floor, we are working with two dormers on the west and east sides. We are also satisfied with the plot but are not sure if the children's rooms might be a bit too small.

We welcome all input, suggestions, etc.

Who created the design:

- you cannot forgo: probably dormers on the upper floor; study (1x spare, 1x home office necessary)

Why is the design the way it is now? For example
A mix of standard designs from the general contractor combined with our wishes (dormers + bay window)

Others can say more about floor plans, but this is what I noticed:


Is 380k your limit? I added up the square meters and multiplied by the now typical 3000€/m². Then 100k is missing. Even with a very cheap 2500€/m², you are over 380k.

Yes, I also think there will be quite a lot added on top, which you probably don’t know about yet.
It reads like a catalog price.

Otherwise, I find it good. At least it has no significant errors, unless you deliberately want to find one.
I would add a roof window to each of the children’s rooms. The size of the rooms is totally fine.
Keep in mind that the bedroom window is also half covered by the staircase.
I would make the office door upstairs with a glass element so that the hallway gets some daylight.
For a bathroom analysis, dimensions are missing. A shower by the window on the ground floor naturally involves trouble.
I never understand why anyone wants to put up with this cage-like situation in the kitchen.
If you look at the dollhouse furniture in the living room, I would measure everything exactly.

The dormer gable is supposed to be for the wardrobe corner in the bedroom? I find the area, especially the master bedroom, quite spacious, but somewhat inefficient, also regarding wardrobe placement.

What is the strange 3x3 m storage room on the left side of the plan supposed to be used for? Basically, one third to almost half of this room is a passage area and cannot be used for storage. Storing bicycles could already be difficult.

In general, a site plan is missing to show how the house is positioned on the plot. A north arrow or something similar is also not there again. (You have to search in the text to find out that south is at the top of the plan). And more precisely dimensioned floor plans are always easier to assess.

Is the dark gray area around the house supposed to represent all paving?

@all Thank you all. There are actually still a few additional costs coming (25k contingency reserve, floors/walls, photovoltaics, ventilation system, expert due to KfW40 - so about 80-100k).

@kb The second dormer (on the left side of the plan) is there so that we can have a proper walk-in closet/dressing room in the bedroom. Without it, the area was very sparse. Maybe you can get more out of it this way, but somehow the idea is missing.

What do you mean by more precisely dimensioned floor plans? The gray area is actually supposed to be paved, but this has not yet been discussed. For us, only a terrace in the south/west area (top and right on the plan) is important.

I have also already thought about roof windows in the children's rooms, good idea. I am still unsure about the window element in the spare room upstairs; it should, if necessary, become a third children's room. Cage keeping in the kitchen? What do you mean? Why is a shower by the window associated with trouble?

Hello swarm intelligence,

we are currently pondering whether the hallway on the upper floor doesn't get enough light. YPG has already pointed this out and planted a seed in our minds. Do you have any ideas on how to brighten up the hallway a bit? I have already thought about an open space above the stairs, which could come at the expense of the niches in the bedroom. Maybe a bit could also be taken from the study on the upper floor?! We are grateful for every suggestion.
