Dear forum,
we have revised our house plan once again with a planner and I am now very satisfied with it. Nevertheless, I would be interested to know what you think, or if you have any suggestions for us. Thank you!

Development plan/restrictions
Size of the plot - approx. 700m2
Slope - no
Site coverage ratio - approx. 168m2
Floor area ratio - 81.5m2 (ground floor), 86.1 m2 (1st floor)
Building window, building line and boundary
Edge development -
Number of parking spaces - 1-2 cars, but not directly attached to the house
Number of floors - 2 floors
Roof shape - gable roof (approx. 15°)
Style - based on the architecture of the adjacent wine cellars (gable roof with tiles), interpreted in a modern way (large windows)
Orientation - west
Maximum heights/limits - no idea.
Other requirements - The area to be built on already has a concrete slab (old garage, statics okay), on three sides it adjoins halls. To the north there is a hall with a sloping roof (front-most part approx. 1.6m high, sloping eastwards up to approx. 2.80m height), to the east the adjacent hall is as high as the ground floor, here a door from the utility room should lead in. To the south are my grandmother’s house and garden.

Style, roof shape, building type - based on architecture of adjacent wine cellars (gable roof with tiles), modern interpretation (large windows), single-family house
Basement, floors - no basement, ground floor, 1st floor and unfinished, cold attic
Number of people, age - 3 people (37, 33, 1) and dog
Space requirements on ground floor, upper floor -
Office: family use or home office? - home office for two (planned on 1st floor)
Overnight guests per year - ?
Open or closed architecture - open
Conservative or modern construction - modern
Open kitchen, kitchen island - open kitchen, island, with a sliding window above the work surface
Number of dining seats - 6-8
Fireplace - yes (on north side in the plan), open viewing window, with integrated seating area, should also be able to partially heat with underfloor heating. Flue should extend laterally beyond the north wall
Music/stereo wall - n/a
Balcony, roof terrace - only terrace
Garage, carport - yes, but not directly attached to the house, rather in the southwest of the garden, to cover the neighbor’s utility building to the south and west.
Vegetable garden, greenhouse - vegetable garden, playing, living, gardening
Further wishes/special features/daily routine, also reasons why this or that should or should not be

House design
Who designed it:
DIY together with a planner

What do you especially like? Why?
The open concept, large window fronts (because on the ground floor only possible on the west side)

What do you not like? Why? -

Price estimate according to architect/planner: 510,000 euros
Personal price limit for the house, incl. equipment: 550,000

Preferred heating technology: heat pump, fireplace, underfloor heating

If you have to do without, which details/extensions
- can you do without: not really anything, but I’m open to discussion with good arguments :)
- cannot do without: large window front (floor-to-ceiling in the living-dining area)

Why did the design turn out as it did? For example:
The conditions and the desire to reuse the built-up area somewhat limit the plan and options. The adjacent halls only allow windows on the west side on the ground floor. To the north, however, a higher long window can be placed above the dining bench to make the room feel a bit more open. In my opinion, the living room/niche does not necessarily need a window.

The view from the 1st floor towards east/north/west is beautiful towards the town and vineyards. That is why I would like to have large windows there and have planned the office and the bedroom here.

Sorry, but I have no understanding whatsoever for this project. Tell me again, why do you want to attach your house directly to 2 buildings, so that there are no windows on 3(!) sides? Is this the only buildable area? Please don’t say it’s because there is already a foundation slab there and you want to save that cost?

And you are again not showing the heights of the buildings. And yet, windows are shown again on the floor plan of the hall above.

Just realize it. We don’t know your site and the halls. So you have to choose the presentation so that we can at least get an approximate impression. For example, photos, e.g., height sections with adjacent buildings, etc.

My concern is that there is already so much built-up area. I don’t want to seal more ground... And yes, maybe it also saves us some money. At least that was the opinion of the architect who was on site. But yes, maybe we are too fixed on this idea/wish.

You are right... As an outsider, it is not quite understandable, even on site the whole area is not easy to understand. :) I "realize" that. But I don’t want to post photos here. If that prevents getting feedback, then please feel free to ignore my post.
