Hello everyone,

we are planning to start building our house next year. We have set the following floor plan as a starting point and would be happy to receive feedback from you :)

Requirements of the builders
Style, roof type, building type: city villa, SD, 25°
Basement, floors: no basement, 2 floors
Number of persons, age: married couple (32, 35), children planned
Closed architecture: closed

House design
Who created the plan: together with the construction company as a starting point.
What do you like most: basically we created the floor plan ourselves and we like it. The only criticism is the relatively small kitchen.
Price estimate from the construction company: 320T
Personal price limit for the house, including equipment: 350T
Preferred heating technology: heat pump (if possible) or gas

Why do you need an extra room to read? It ruins the living room - my opinion.
A bedroom used as a passage room would bother me immensely.

In what way do you think the living room is ruined by the small "reading room"? We once saw that as a small study in a show house and found it quite interesting. Besides, we always wanted to have a small library.
As for the master bedroom, we currently have a similar situation and it doesn't bother us. ;)

It is best to represent the living room with furniture ... the door to the reading room restricts the placement options.

And, what has not bothered anyone so far can still be improved in your own attempt ;)

: Sure, the door limits the possible placements, but you also gain new ones in the reading room, right? We have a lot of books we want to accommodate. We have always tried in vain to include both large windows and space for a bookshelf. As for the bedroom, we are open and grateful for suggestions for improvement.

I am bothered by the strange entrance area to the living room. I would extend the wall from the kitchen all the way through and then create an access to the reading room between the stairs and the living room. As it is, I don't find it nice. It really fragments the living room.

The hallway area on the ground floor becomes quite dark after the corner and the same goes for the upper floor.

Otherwise, I find the floor plan quite nice. I also don't find the bedroom-dressing-bathroom situation disturbing. We had something similar in the old house and it was okay.

PS: Not everything that looks nice in model houses is practical or sensible in everyday life. With this in mind, you might want to reconsider the living room design ;-)
