Floor plan design for single-family house with basement and garage/carport

Hello,

we have been in the final planning phase of a floor plan for a solid house for almost half a year. We have already discussed the floor plan with the preferred builder, and the talks with the actual architect will follow soon. Actually, we would like to make the house a bit smaller, but unfortunately, we then lack space on the upper floor. Maybe someone has a tip here.

Development plan/restrictions
Plot size: 850m^2
Slope: no
Number of floors: 2 full floors
Roof style: hip roof/pyramid roof
Style: city villa
Orientation: house and plot are south-facing

Clients' requirements
2 children's rooms
open kitchen/living/dining area
Number of floors: 2 full floors + basement for utility room, sauna, workshop, …
Number of persons: 2 + 1 or 2 children
Guest WC on the ground floor, but without shower; this is intended later in the basement near the sauna
Sleep guests per year: practically 0
modern construction method
open kitchen, kitchen island
Fireplace as room divider (living to dining area), or integrated into the wall as in the plan.
Single prefabricated garage with roof extension to the house = carport

House design
What do you like/dislike?
The bay window on the ground floor (living room - bottom/right) is actually not necessary; without it, the exterior looks quite boring. One idea would be to put the bay window on the upper floor (same x and y position) to get a larger children's room. I think the costs for that would be very high, though.

Preferred heating technology:
The house will be a solid house made of 36.5 cm bricks. Gas is available at the planned plot. We are considering either an air-to-water heat pump or a conventional gas heating with solar thermal. I have already compared a lot, but in the end, the operating costs are roughly the same. What would you recommend?

If you have to do without, which details/extensions would you omit?

Why did the design turn out the way it is? For example:
We looked at many floor plans. We adapted one to our needs.

What is the most important/basic question about the floor plan summarized in 130 characters?
Is this floor plan sensible?
How could it be made a bit smaller without losing too much space on the upper floor?

The dimensions look strange ... on the upper floor 810 cm including walls = inside approx. 737 minus interior wall = approx. 720 cm ... = 360 cm per children's room ... but there are no realistic pieces of furniture drawn in.

Stair dimensions?
What floor height?
What are the dimensions of the property?

I also consider the bay window unnecessary.

Hello,

the ceiling height should initially be standard, so 2.50m.
I have drawn the staircase as 2x2m. That should approximately fit for a half-turned staircase, right?
You are right about the furniture in the children's room. At the moment, only the changing table and a baby crib are drawn, so it is not a normal bed.

The plot is about 26m wide and 34m long, with a corner missing at the front left (by the driveway).

Please post the floor plan with proper dimensions. Many things look very tight...

- Walk-in closet
- Shower/toilet
- Area around the dining table
- etc...

Make sure to remove the bay window. The only thing it is causing right now is higher construction costs.

sorry, all the measurements are still a bit "off," they still need to be rounded to the next even measurements. I have displayed all the measurements here, I hope everything is visible. Unfortunately, I don't have a proper CAD system at home...

The dressing room is too narrow. Take a look at how deep a Pax with doors is.

Do you really want to put the sauna in the basement without natural light and terrace access?
