Floor plan design for a single-family house - opinions and tips?!

Hello everyone,

I have been a silent reader of this forum for some time now. Since we are currently planning our single-family house, I decided to register here. Attached is the first draft. We are actually quite satisfied with the initial room layout.

What I have not yet found a solution for is the staircase. I would like to have a stairway with a landing inside the house, but unfortunately, this is currently not possible due to the adjacent rooms.

What do you basically think about the room layout, and do you have any tips and tricks on how it could be designed differently / better?

Who created the design:
Layout: do-it-yourself, plan was created by a known draftswoman

What do you particularly like? Why?
-separate entrance area
-window arrangement
-upper floor little space loss due to corridor

What do you not like? Why?
-Staircase: should be a stairway with landing, but not possible with current plan because of office door on ground floor
-Bathroom: only 1 window
-possibly 2nd shower on upper floor
-South window too wide on upper floor
-Sliding door in kitchen will be replaced by glass door
-Basement pipe in corridor

Price estimate according to architect/planner: -
Personal price limit for the house, incl. equipment: approx. €450,000
Preferred heating technology: air-water heat pump, water-bearing stove

If you have to do without, regarding which details/extensions
-Can you do without: ?
-Can’t do without: basement, garage, door corridor-garage

Why is the design the way it is now?
The draftswoman created the first draft based on a sketch.

House 12x10 m, how is that derived? How deep is the building window? 12 m? And how far from the street must it start?

As planned now, there remains quite little south/west terrace. Especially west.

That will be a huge basement and yet a storage room on the ground floor, but the kitchen/dining room only 5.3 m .. from experience, that is a poorly furnished kitchen-living room size. You can already see that in the drawn furniture. Extending the table with guests will be tight. In the living room, however, I find 5.2 m sofa/TV almost a bit too far. In general, I do like the separation of living=private and eating/cooking=more communal ;).

Generally, there are always small rooms as filler rooms.

I also find the parents’ sleeping area on the upper floor unfavorable, the partner sleeping on the left has a narrow mouse path next to the bed, the one sleeping on the right has the open area towards the "wardrobe," where presumably not even a nightstand fits properly.

On the upper floor, the third children's room at the top right, which is supposed to be a guest room, is not particularly suitable for, for example, 2 guests or so.
I think here one should maybe set the focus so that one combines the family office with the guest room into a proper room on the ground floor (which can in case of age or a broken leg or so also count as a normal bedroom). For this, of course, one must rearrange a bit and combine office and storage on the ground floor. There is enough storage in the basement.

The draft is unfortunately worthless. Please hire a professional who designs something nice for you and then come back.

... yes, Katja's statement is actually a well understandable concise summary of my post, because starting anew is what one should conclude from my post. Therefore ;) ;).

What I don't understand: why are there two staircases to the basement?
