Hello dear forum members,
attached are the details of our planning.
Development plan/Restrictions
Size of the property 500sqm
Slope no
Site occupancy index max 0.6 incl. parking spaces
Number of parking spaces 2
Number of floors 1.5
Roof shape gable roof 30° - 45°
Distance: minimum distance to the northern property 7m
Requirements of the builders
Number of persons currently 2 adults + 1 child (1 year), planned 2-3 children
Office: possible home office use once a week
Overnight guests per year none
Number of dining seats up to 10
Fireplace yes
Balcony, roof terrace no
Garage, carport no
House design
Who planned it: architect
What do you not like?
possibly the kitchen is too small
preferred heating technology: air-to-water heat pump, underfloor heating
-you can do without: attic, stairs from the basement to the garden
-you cannot do without: fireplace, basement,
Why did the design turn out the way it is now?
Orientation of rooms on the ground floor:
Living/dining area, as well as kitchen, should have a southwest orientation to appear as bright as possible.
We have placed the front door at this location to walk directly to it from the street and not have to go around the house again.
Orientation of rooms upstairs and in the basement:
no specific reason
Problem:
Currently we are uncertain whether the kitchen is a bit too small. Or how to reasonably enlarge it. We have thought about pushing the interior wall opposite the house wall further back to create more space. However, we are uncertain with this option whether the corridor will become too narrow and how best to place the fireplace with stove.
I would be grateful for possible suggestions/recommendations.
