Hello,
we have given it some more thought and the preliminary draft is attached. Inspired, among other things, by the Viebrockhaus 425. We have a fixed height of the OKEGFF and therefore have to build quite a bit above the natural terrain. A basement therefore makes sense, also visually so that there is not a huge embankment there. Mainly, we are thinking about whether the office is also large enough (to be able to move around in it and not feel cramped) and whether the living area is large enough (so that more than 2-3 people can fit there, or for example currently so that you can watch the European Championship with friends).
Development plan/restrictions
Plot size: approx. 600 sqm
Slope: North-South about 2-3% (south side higher); East-West about 7% (west side higher); North-South will be leveled by earthworks: East-West must be leveled as building height is fixed
Site occupancy index: 0.35
Number of parking spaces: 2 parking spaces (in our case initially lay a little gravel and possibly build a garage later)
Number of floors: 2 full floors
Roof type: gable roof or hip roof with ridge (in our case: hip roof)
Orientation: garden faces south/southwest
Maximum heights/limits: 6.30 m eaves height from OKEGFF
Client requirements
Number of people, age: 2 adults + 2 children
Space requirement on ground floor, upper floor: office on ground floor
Office: storage space for PC + documents; used more often but not always productively
Overnight guests per year: maybe a few
Fireplace: we are not sure; visually it would fit well on the upper right side of the plan
Other wishes: office connected to the living room
House design
Planning by:
- Do-it-yourself
What do you particularly like?: Kitchen is great, dining area with large window and view of the garden is great; two large, equally sized children's rooms; sufficient wardrobe space, pantry, lots of storage space in the basement for our clutter, bathroom is large, bedroom large and good 4 meters space for built-in wardrobes; second shower
What do you not like?: half-turned staircase instead of straight stairs or platform stairs; office possibly a little small; living room possibly a little small and from the seats further right on the couch view of the kitchen possible
If you have to do without, which details/extensions
-can you do without: pantry; size of the children's rooms; air space above the entrance
-can you not do without: the rest
Floor plan:
