so now here comes a floor plan idea from one of the BT. But we will privately meet with an architect again and work on the perfect floor plan for us. I will certainly post that as well for suggestions for improvement etc.

my gym is not air-conditioned. Sometimes it’s over 40°C in there, and that lasts for weeks. There’s a difference between sweating and collapsing.
