First draft single-family house 160m2 - Please provide feedback

Hello everyone,

I have been a silent reader in this forum for months. Now it is about choosing a developer for us. An architect is out of the question for various reasons. Our preferred developer has provided us with the following first draft.

Sorry, unfortunately I accidentally created the topic too early and can no longer edit it. Therefore, here are some additions:

The property still needs to be divided (red line will be the future property boundary) and we have house number 3. The existing building is currently being demolished. Our new building should be placed as far northeast on the property as possible to make the most of the sun path.

What do you particularly like? Why?: Basically the orientation of the rooms.

What do you not like? Why?: Kitchen, dining and living room are too small from our point of view. This results from the fact that we have to accommodate an office. Otherwise, the living room could extend along the entire west side. The biggest challenge is the room layout on the ground floor. I am already close to moving the work/guest room into the attic, which could be developed at some point.

The bedroom and bathroom should still be moved to the south (swap with the children's rooms). Window configuration still needs to be adjusted, especially double floor-to-ceiling windows on the upper floor.

I look forward to comments and suggestions for improvement.

Professional floor plan. My five cents. Downstairs it is functional, nothing is too small. The office does not need a door leading outside. A larger living room is not necessary. Upstairs, remove the dressing room, but make the bedroom slightly bigger, since now the wall angle cuts it off. The dressing room becomes a storage room. Without a basement, you absolutely need this. Suitcases, vacuum cleaner, winter clothes, laundry, and so on. The small planned storage room can go. Completely. Instead, a built-in wardrobe in the niche. I see the following savings potential: Only one sink, why two? Why shutters upstairs? You will need to save. With a construction cost of 260, but a budget of 280, you still have to cut 20.

Hello Markus, why do you want to place your bedroom on the south side, even though you will only be sleeping there? And put the children on the north side, probably also only with a north-facing window? In my opinion, that doesn't work at all; after all, the children should also be able to spend time in their rooms during the day without sitting in a dark hole.

I find the current dimensions in the master bedroom almost too cramped. With a bed width of 2 m, only 60 cm remains on each side (but the plaster will also reduce that). I also find the dressing room, in addition to the closet space in the bedroom, unfavorable; you still have to pass by the one who sleeps longer anyway if you wanted the dressing room to be able to get up more independently from each other. (Personally, I get up first, go to the bathroom, and then return to the closet to choose my clothes while somewhat awake; if you have similar habits, you would sneak past the sleeper at least twice -> question exactly why you want this dressing room and whether it would not be more sensible to access it from the hallway or perhaps even use it only as a storage room.

On the ground floor, I find the guest toilet very problematic; there is hardly any space to store clothes dry while showering. Access to the shower is quite narrow past the toilet, and a glass door swinging outward would likely be blocked by the toilet; you probably need a door solution swinging inward or possibly sliding.

I would not generally find the kitchen/dining/living area badly laid out, but the distance between the couch and the TV at 3.5 m could be rather at the lower limit.
Regarding the kitchen: if you want a proper island and not a peninsula as shown, have a kitchen planned now. The current floor plan is likely too tight for that.

I also find the floor plan quite functional and the living area, because it is well laid out and zoned, not too small either.

However, I would strongly recommend planning the kitchen in detail, because I find the position of the terrace door impractical and generally think there is too little window area on the south side of this open space.

Bedroom ... for the dressing area I would simply extend the wall with the bedroom door straight through and not create this corner. 250 cm wardrobes can also be easily put together from Ikea-Pax.

I would leave the children's rooms exactly where they are now. Why assign them north-facing windows?

And as it is now, all wet rooms are in the north. This makes construction cheaper, water, sewage...
