I am, for example, totally glad that after some detours in deciding what we wanted, we are buying a townhouse from the developer. Even there, there is still plenty to plan and coordinate. With a custom-designed project, I would now see myself either in a mental institution or at the divorce lawyer, especially since our child is still in the middle of the worst phase (U1). Looking back, I have to say that we would not have had the time and therefore also not the fun to immerse ourselves so much in the topics to gain enough experience to appropriately oversee the construction. So I would consider in advance whether that is realistic for you. Often, there is also a sufficiently long period from planning to moving in.

I would specify that: "not too old" to "target age: ten years" and "inventory" to "at most one non-load-bearing wall would be desired to be changed" - so it is roughly comparable to a new owner-built house. Up to a maximum of twenty years it is then equivalent to a middle house, and older than that the savings in time and nerves remain limited.

We have advertised our search for land several times in the official bulletin of our desired municipality. Property listings were even free there. In fact, the owner of our current plot of land got in touch through that.

If I were in your position, I would also consider whether building a house - whether with [GÜ] or an architect - suits you, because the search for a plot of land may be time-consuming, but it only costs a fraction of the time required for the actual construction. Even with a developer, it is only slightly less, and having experience with several house-building projects does not really reduce the time effort - rather the opposite. ;)

Aside from that, it is stressful, but can still be managed alongside a job and family - if you want to and are a little organized.

No. A publisher will organize the "providing" of these tips of mine and other information for prospective builders on the net, but is mainly involved with print formats, and the book fair is a rush hour that can no longer be managed before it.
