Financing with KfW or without? Price surcharge from KfW70 to KfW40?

The KfW indeed gives you a KFW grant/loan per residential unit, you should inquire about that...

For our house (KFW 55, 170 sqm) it would have cost so much more to achieve KFW 40 that it definitely wouldn’t have been worth it... and my budget is significantly higher than yours. I mean: with your budget I would "only" build KFW 55.

And for us, taking out the KFW loan did not improve the bank’s interest rate and it was not counted as equity either.

For us, the interest rate for the KFW loan wasn’t particularly great either, the annuity loan’s rate was even better, but we still did it because our house meets KFW 55 anyway and with KFW you can make special repayments in a lump sum whenever you want....

I negotiated from KfW 55 to 40 without extra cost. 176 sqm on the upper floor 1m knee wall. Turnkey. 258,000 + 18,000 for the base plate. High-end equipment. with fireplace Why does almost no one negotiate when building a house, but with cars people do it too. Extra cost??? I built 3 houses, a lot was possible each time and I’m not talking about 3,000€. Also, 90% don’t get enough offers. Those who negotiate well can ignore KfW subsidies. I once bought a condominium for 460,000€, negotiated almost 100,000€ down, and sold it after 12 years with a 145,000€ profit.

Tree expert, I don't know where you live, but here in Bavaria, you get zero business. You should be glad if you find craftsmen who will even build you a house... We had to wait a year for the shell builder, and we couldn't even find an electrician willing to make us an offer.... There was also a general contractor in the running; when we wanted to negotiate with him, the response was immediate: take it or leave it, there are still ten others in line.

For 1465,- €/m² upscale fittings in Bavaria? You do realize that prices from 1998 shouldn’t be posted here anymore, as that surely confuses the newcomers! ;-)

His prices are according to the forum from 2014......in 2014, the square meter basis here cost 465 euros from a private individual....now we are at 800-1000 euros.....you can calculate it up....that is even quite realistic then, his house would cost at least 470,000 from the general contractor in passive house standard with upscale equipment.
