The KfW indeed gives you a KFW grant/loan per residential unit, you should inquire about that...
For our house (KFW 55, 170 sqm) it would have cost so much more to achieve KFW 40 that it definitely wouldn’t have been worth it... and my budget is significantly higher than yours. I mean: with your budget I would "only" build KFW 55.
And for us, taking out the KFW loan did not improve the bank’s interest rate and it was not counted as equity either.
For us, the interest rate for the KFW loan wasn’t particularly great either, the annuity loan’s rate was even better, but we still did it because our house meets KFW 55 anyway and with KFW you can make special repayments in a lump sum whenever you want....
