Financing with 2 building savings contracts 2.95% interest fixed for 30 years

We had a consultation at the bank. I think a long fixed interest period is very good because I am always a bit worried about the future. We were shown the following example. We would fill 2 building savings contracts for 10 years and only pay interest, then we would redeem the whole thing and pay a low, reduced rate. The financing amount totals €150,000.00. The rate should be €780.00 for this. The fixed interest period would be 30 years. I had already done some calculations myself and come to a completely different result:

Does a year only have 10 months with you? Where is the savings rate in the first 10 years? Where is the one-time repayment upon disbursement of the [Bauspardarlehens]? What are the terms of the [Vorfinanzierungskredites]?

If the questions are not understood, I can only recommend staying away from [Bausparen] as an annuity alternative.

I will first agree with Emer, I suppose. But now I wonder what you actually want to know. You talk about a [Bausparvertrag] and then calculate an [Annuitätendarlehen]. Which is it? To compare both, a few data are missing.

Hello, this is a combination building savings contract including a loan.
I would advise you to have a regular annuity loan calculated with a long term (15-20 years). There are so many intermediaries. You can also achieve the interest rate with these models.
