The question is whether you can find a bank that does it with 1% repayment. I think I would only do it if it's the 1:100000 chance... otherwise, better wait another 3 years and see how everything develops with jobs, income, studies, and equity.

The Ing-Diba probably would have done it. Our living situation is a bit difficult, and there is always the consideration of paying around 900 KM and then being able to save only a little, or doing it right away. And the house was so perfect for us...

Well, it will probably remain a matter of continuing to save and see, because it’s gone now. But the realtor will be history for us...

Wait.. Ing-Diba would have done it with 2% repayment - that is the 1250 € rate; with 1% the rate would have been 1029 €. With us, Ing-Diba even wanted 3% minimum repayment, if I remember correctly.

Then use the time until the next opportunity not only to save equity but also to look for suitable financing. It doesn't hurt to get extensive advice from different banks now. The next dream house will surely come, and then you can act better.

Remember that a private loan for T€ 25 with additional costs was also included. With a term of 60 months, the loan already costs you €420 in repayments (+ interest, which I have not taken into account). If the term was shorter, then more!

No calculation error by your broker, wrong loan chosen - you probably simply won't get another type of financing because the loan-to-value ratio is extremely high.
