Financing the restoration of windmills in heritage conservation

Good evening,
after long (anonymous) reading here, we (my girlfriend and I) saw an offer yesterday on Immoscout (ID: 129374622) for an old windmill. Some acquaintances of ours knew the location of the mill and we just drove by today to have a closer look. Everything is very overgrown, but also really beautiful. Are there any monument protection experts or monument protection renovators here in the forum who could roughly estimate the renovation costs for us :) ?

Cool object, but you have to like it. No one here will be able to give you an exact answer, it always depends a bit on your own wishes and standards. From a few tens of thousands to half a million, everything is possible here.

That's just awful. Who glued those tiles in there? I hope the interior is not under monument protection. Unfortunately, the pictures don't really reveal the condition, so you won't be able to say much about renovation costs from a distance (I can't). The realtor's babble and the few pictures that suggest suitability for living could be an indication that you still have to invest a good amount of money here. But that's just an impression.

You should go through that with a building expert commissioned by one of you if you are seriously interested, it might cost 200-400 EUR, but no one else can assess the building fabric etc. The forum will not be able to say anything about the substance, the statics of the old beams, the condition of the water and electrical installations, etc. based on the few pictures.

You found a very cool property, I really like it :)

But whether you want to live in it? It's certainly not child-friendly. There are no interior doors in the tower, at most trapdoors. Everything is very dark. Is it at least somewhat windproofly closed at the top? I imagine it would be freezing in winter. You must not underestimate the heritage protection. Depending on what exactly is protected, you might not even be allowed to remove these tiles with bad luck.

So for richer people without or with adult children and with a mid six-figure amount in savings and a good income, a cool thing. Like a vacation property or weekend house. If you don't belong to that group, definitely do not buy!

It reads as if there is no staircase from the ground floor up to the residential tower, right?

I read it that way too.
We also sometimes have an old windmill that has been converted for residential use for sale.
I think this mill wasn’t living space but rather a public area.
I’m curious to hear what you have to report after the inspection.
The property is beautifully landscaped and reminds me of Sleeping Beauty or Rapunzel :D
