Financing requested from ING: Submit B&L for appraisal

Interhyp referred me to a Sparkasse. They then forwarded everything to the KfW and L-Bank and did not use any own money for any tranche ;)

So the ING does a "desk appraisal" for financing up to 500,000 EUR.

If the value is too low (a 30% deviation is allowed), they do not reject it but send out an appraiser, or for new builds, they have the appraiser determine the value of the property. (the appraiser is external)
The appraiser, in turn, needs a few more documents than the ING.

But that is actually a good sign; often the values from the appraiser are better than the bank's "desk appraisal."

Therefore, submit additional documents, wait a few days, and then you will know exactly. You should have indicated in the financing application that you have more equity than you are using. And if then 10-20,000 EUR are missing for approval, they say you can reduce the loan amount, and then it gets approved. But the intermediary will get a call from the ING, and they will sort it out with you.

I just wanted to give a brief delayed feedback on our case: The financing was granted without any adjustments to the submitted conditions, it just took a bit longer because of the appraisal. In the meantime, we have also signed.
