Financing offer evaluation and question about mixed interest rate

I have the offer with the entire repayment plan. What I am missing, however, are the exact conditions or something like terms and conditions. That means I don’t know the cancellation terms in detail and also, for example, whether the allocation point for the loan from the building savings contract happens exactly on time, I do not know. Since I currently have the Finanztest leaflet and the product is described there, it says that it is not guaranteed.

The good interest rates of course only apply under the assumption that I completely repay the two L-Bank loans after 10 years. Otherwise, the calculation will probably be worse. But one could then negotiate again at that point.

So I have now decided on 15 years with 2 L-Bank for a mixed calculation at 1.3%. The option with 20 years would have come to 1.46%, but I think the 15 years already offer good security. Besides, I can work directly with the house bank. The loan broker annoyed me a bit over time. When I declined him, he was quite rude to me. I found that a bit unpleasant.

Well then, congratulations on the decision. For me, the fact that the advisor snaps at you is a sign that you are doing everything right. The house bank is always a good choice for me as long as the offers are close to each other.

Thank you. And yes, that actually bothered me for a while. The way of making someone feel guilty just because they decide on someone else I also did not find particularly professional. I had also inquired at one or two other banks and there you were not pushed or constantly called after. What also annoyed me was that the real estate agent and the financial advisor know each other well and the real estate agent was immediately notified by him that the property is financeable with my financial means. Actually, that is not really acceptable either. But whatever. I’m now quite glad that the matter is settled. And I think the 15 years already provide enough planning security.
