@ Punica: That’s why there is also the repayment change. With 1% repayment, the rate is "only" 800€ per month and thus easily manageable with one salary, child benefit, unemployment benefits/400€ job. Even if the bank would set 2% repayment as the minimum, the rate of 1,050€ is manageable and affordable. Probably one could also do without the second car or something similar.

Very few people can cover all risks. It looks the same for us: if my income drops significantly or completely... it's pretty much over quickly. For this case, we have a buffer that lasts about 2 years. After that, it's over. My wife is in public service and even with 45 hours per week couldn't earn nearly enough.

At some point, I accepted it. The alternative would have been: building far outside (village) OR saving for many many more years. After long consideration, neither was an option.

I also think that more than 0.1-0.2 percentage points won't be possible - I just want to do all the homework as well as possible in advance.
It would just be annoying if the Sparkasse, because there is no better offer, refuses to budge anymore - why should they, they have already made the best offer.

The thing with the flexible repayment is really great, that way you could indeed sleep much more peacefully in case of unforeseen events.

Unfortunately, we cannot do without the second car, we need both for work. Although the second one (toyota Yaris) is relatively inexpensive to maintain and is used only for work.
