Financing for a single-family home in Saxony

I am currently only searching digitally because I simply do not have the time to sit down with the individual providers and discuss everything. That will only happen once everything with the land is finalized.

So far, Trivselhus, Eksjöhus, Suckfüll, Weberhaus, Hanse Haus, and Vöma BioBauOst sound interesting to me. Hanse Haus is the favorite.

Ok. Except for Weberhaus, the companies unfortunately mean nothing to me.

We had concrete offers from Fingerhaus, Fingerhut, Bien-Zenker.....Okal Haus and Büdenbender were not bad either. We liked Fingerhaus.

180,000 euros of equity are available, which means that a loan of around 250,000 euros would have to be taken out. According to my plan, this would mean monthly costs of around 950 euros with an effective interest rate of approximately 1.6 percent (including KfW loan at 1%) fixed for 15 years with a repayment rate of 3 percent. The repayment rate is deliberately not chosen higher in order to keep the fixed burden low. Instead, I plan annual special repayments of 7,500 - 10,000 euros, which would result in the loan being completely repaid by the end of the fixed interest period.

I would like to have your worries :-). I would choose a shorter fixed interest period (10 years). The remaining debt after the fixed interest period is manageable and absolutely no issue with your/their income... In return, you save again on the interest rate, and if necessary, you can leave out the KfW, which saves you paperwork and, AFAIK (!), appraisal costs.

And just leave Riester alone!

(And yes, I would choose a higher rate, but that is your decision. If you make the special repayment at the beginning of the year, you should also save interest accordingly. The crucial thing is then to really follow through with the special repayments.)
