No, it is about the fact that the seller wanted to see this confirmation very promptly. Just like in this case. Basically a confirmation without knowing exact details. It doesn’t hurt to read the posts. I think

Maybe not usual, but a) no choice and b) maybe half a villa, where, as already mentioned, there is no desire for tourists.

From a certain purchase price, I would also demand that.

Not everyone can just test drive a Ferrari.

So, people want to walk through my house, look at everything, look everywhere, etc. Ok, I want to sell, that's part of it. But: Then I only want to see those who really want and can buy. Whoever now has 300,000 will easily get an approval for 200 from their house bank based on the listing. Whoever needs to finance 90% will have a problem. But as the seller, that's not my problem.

We had this before. A real estate agent wanted a confirmation before a viewing. The house was described in the listing as being in " gepflegtem Zustand ". In the end, renovation and refurbishment costs of around €80,000 would have been incurred. Our financing offer would not have been sufficient at all, and we would not have been able to afford the house anymore. By the way, I would not hand over my bank documents to a complete stranger and walk away from the house. With a professional agent like ours, it was fine; I also did not have to provide proof of equity to her. I would not simply give detailed documents away that easily.
