Financing calculation for city villa with extensive outdoor facilities

Hello everyone,
we have finally found a plot of land. 890 sqm, almost square, at the end of a dead-end street and with a slight slope from left to right when viewed from the street.
We have already been to the architect and a lot of calculations have been done. What we are planning:

- A city villa, KFW 55, monolithically built from filled Poroton bricks, 170 sqm living space.
- Partial basement with 60 sqm (pure utility basement)
- Heating via gas condensing boiler with 9 sqm solar thermal
- Two bathrooms upstairs, one small guest bathroom on the ground floor
- Ventilation system with heat recovery
- No attic
- Grundofen (masonry heater) on the ground floor (approx. €10,000)
- Rather high-quality fittings (parquet €70/sqm except in bathrooms, kitchen and entrance area => tiles there at €40/sqm), many windows (RC3 on the ground floor), aluminum roller shutters all around, air conditioning in the sleeping area, alarm system, simple smart home by Busch-Jäger for shutters, lights and alarm system, engobed roof tiles
- Double garage with storage room (total 6x8 meters) solidly built

- The outdoor facilities are somewhat more extensive due to the slope that needs to be leveled. For this purpose, the plot is to be raised on one side with a 1-meter L-stone over a length of 36 meters. On the other side, a 1 meter high natural stone wall is to form a kind of raised bed so that the lawn area in front becomes practically level. For this, 50 meters of natural stone wall need to be built. In total, about 350 cubic meters of soil must be removed for the basement and terrain modeling, with the soil being unproblematic.
Terrace, driveway and paths together make up about 100 sqm, which would need to be paved.

The total cost calculated for everything is €610,000.

What would come on top of that are the kitchen, furniture and the planting of the garden plus topsoil. The costs have not yet been detailed for us. We have an appointment for this next week. I just wanted to ask in advance what your assessment of this is.

I don't think the amount is sufficient. The values are pure estimates on my part from countless threads here.

High-quality fittings, 3 bathrooms + controlled residential ventilation: 170m² x €3,000 = €510,000
Partial basement (expensive!) = €40,000
Masonry stove = €10,000
Masonry double garage = €40,000
Total WITHOUT exterior facilities = €600,000

Then there is the complete exterior facility with 36 meters of L-stones and 50 meters of natural stone wall. I am totally at a loss there, but it could almost already be six figures.

The exterior facilities will probably cost six figures. I know the amounts that were thrown over the fence at our place. The incidental construction costs are still missing from .

If I may make a suggestion. Better install a brine-to-water heat pump + photovoltaic system instead of a gas boiler. I believe that with a gas boiler you will be paying extra for years, since gas prices will rise significantly.

Quite a bit has already been said about the price. €610,000 complete including ancillary building costs will hardly be enough for this project.

Phew, the plot of land alone was already at 300,000. When I think that I might end up at a good million for a 170sqm house, I get a bit dizzy.

Welcome to the Matrix 8-)

If you lower your expectations/demands a bit, you can get under 1M€. So no basement, 140-150 sqm. Use the attic for junk stuff. No parquet for 70 €, but vinyl for 20-30 € (recommended with kids/pets).
