We went to an independent advisor who is not paid by us but receives a part of the profit from the bank. The managing director has been doing this for 27 years and gave us excellent advice in every respect. Even when he was on vacation for 3 weeks, it was practically unnoticeable because the replacement was also great. We can only recommend Norddeutsche Hyp. And we had the financing back from the bank in the mailbox after three days because everything was done online.

How can he be an independent advisor if he is not paid by you, but by the bank? It is kind of like having a site manager or surveyor during house construction who is paid by the construction company. Of course, then he also works completely independently...

By not being paid by a specific bank but rather by whichever one is chosen for the financing. Of course, there is always a lingering suspicion that banks pay different commissions, but you have that as well if you pay the advisor yourself. Who says that they don't additionally receive something from the bank's side?

If the consultant knows that he is not the only rooster in the henhouse, he will already look for the best conditions, because otherwise someone else will close the deal. It's that simple.

Exactly. The advisor was not directly "connected" to just one bank, but ran our data through his software, which is linked to several hundred banks. And then we chose our financing after that. My brother-in-law was also with the advisor and recommended him to us, and he is financing with a different bank than we are. There was never any feeling that he wanted to push us toward a certain bank.

99% of advisors do it that way. There aren’t many options anyway – Europace is the keyword (or maybe Genopace in the cooperative sector). You don’t need any fancy "independent" advisors for that ;-

The best advisor is the one with whom you feel well taken care of. In terms of conditions, your independent advisor can only boil water and gets the commission he receives as a user of the platform – if he sells you a better rate, he gets more money. Like with any advisor, he doesn’t care what he sells you, as long as he doesn’t lose out.
