not only that, hardly any banks go into subordinated loans and if they do, then with an interest surcharge so that it hardly pays off. Ing-Diba refinances fairly, with other banks / savings banks I wouldn’t be so sure whether one or the other margin is added

I’m telling you, Ing-Diba is fair and transparent with the conditions. With a Waldsparkasse I wouldn’t be so sure.

You could have also gotten 1.2% (3M Euribor), but that is more common with smaller regional banks and not with the big players. A variable loan definitely strengthens your negotiating position when financing the construction project because you can freely choose your bank (cancel the variable loan and arrange a complete refinancing). Our financial broker advised us against the two-stage financing with Ing-Diba, too much risk and too much dependence on the bank.
