The property does exist and therefore counts as equity, or did I misunderstand that?

Read the first post. As far as I understand, the property is not yet owned. With a loan of €340,000, this would even be financing over 100% of the mortgage lending value based on the above-mentioned figures.

Pardon yes - I had misunderstood. Then it is indeed more than tight.
