I can only not answer this for the financing right now because we have had all our financial planning and insurances checked in this process. Therefore, I cannot give a single price. What we have is a good feeling and are amazed at how precisely the work was done. Some clauses appeared in my insurances that made the entire insurance unnecessary for me as a civil servant. An example gladly via PN, but that’s not the actual topic. However, I can say that Volksbank made us an offer that was ZERO personalized. So they basically didn’t care about the advisor.

There are no hidden costs anymore, not for years. The fees had to be stated in advance, countersigned, and were included in the loan agreement both with us and with everyone else.

Not an argument for fee-based consulting, for which I have costs without knowing beforehand whether I even like the advisor and especially their offer.

For us, fee-based consulting is completely unnecessary and does not bring a single advantage, not a single one.

Insurance is an entirely different matter, by the way; fee-based consulting should also be clearly described and declared.

What was paid? When was the first cent due? How was it billed? Was that an official and licensed fee-based advisor?

Yes, he was/is a certified financial planner.
Yes, of course they are no longer hidden like before, but usually it discourages people from transferring money to the man. And not everyone is knowledgeable and assumes: we only pay the installment and that’s it. Costs are mostly ignored or not perceived.
We gave him the framework conditions for our financing. For example, repayment within a certain time, at least 3% repayment, etc. Here he obtained offers both from non-local and local banks.
He can also say from experience whether that would be feasible or if that is too tight. Brokers act for their own pockets. Sell and move on.
We paid once after a complete overview of our finances with proposals for improvement and after submission of financing offers from the individual banks.

Ok and what next? What you write there is something we consumers experience every day and pay no fee for. What did the consultation cost? When was the first payment due, how was the billing done? I think if you make a plea for a fee-based consultation, you should also share with us the data, facts, and figures regarding the processing and handling.

We are satisfied with our financial advisor. He adhered to our financial guidelines and got the most out of it (for me as a layperson). There is probably a similar offer somewhere for us that is 10€ cheaper per month, but whatever.

We had 2 consultation meetings (Schwäbisch Hall and the independent advisor), and with the independent advisor, we simply felt better taken care of. We do not take out a construction loan with someone you feel bad about after the consultation.

Our advisor receives his fee from the bank after closing; he also explained this to us, and we had to sign a corresponding declaration. In addition, he later takes care of the KfW stuff, which is also complex.
