Experiences prefab house construction length and sound insulation

We are advised against the prefab house because it is supposedly too noisy inside. You can hear everything from the neighbor below/above. What are your experiences? And supposedly the prefab companies currently have so many orders that the construction takes at least 1 year. Is anyone building right now? And can report?

There is no such thing as "the prefabricated house." There are wooden construction methods, solid concrete or stone on stone. The construction methods all have different characteristics.

And if you are building a house, what kind of neighbors do you have above/below you? Granny flat? For anything that deviates from the standard, it makes more sense to implement a self-designed house.

The construction of a prefabricated house itself (regardless of the construction method) usually proceeds faster than separate contracts for trades.

What does construction time mean to you? From earthworks to the painting work (done by you?), about one year will pass. The preparation (search and comparison of a manufacturer, planning, approval, financing) will take about another year before groundbreaking.

The (shell) construction itself is already shorter, but overall it can still take longer due to a longer lead time. For example, with us the lead time is so long that traditional solid masonry would actually be faster.

Good morning,

we are currently building with a prefabricated house manufacturer (timber frame construction).

We signed last year in March 2019, start of earthworks + basement construction was in November 2019, house erection in December 2019 and moving in is planned for April 2020. Without the work we did ourselves, moving in would probably have been possible as early as March 2020.

Solid construction would have had longer lead times for us because the "good" solid builders here in Bavaria are much more booked up. However, we also did not choose a large prefabricated house manufacturer, but selected one that only builds in southern Germany. For example, just because of the lead times, Fingerhaus would have been ruled out for us (current waiting time approx. 21 months according to the seller). Here it would also actually be possible to realize a solid construction.

The companies have different lead times. The good Stein auf Stein builders can, with a lot of luck, still schedule you with us in the area in 21. A small carpenter's workshop I know builds one house; once it is finished, they eventually take on the next order. You might still be able to raise it this year.

Soundproofing: Here too, one can only say it depends. Window rebate ventilation, decentralized ventilation, no loose fill, no floating poured screed, Swedese panel, ventilation system in series transmit sound regardless of wall construction. The wall construction is also not the same; even between the individual bricks, there are differences.

It is supposed to be a multi-family house. So with 5-6 apartments/neighbors. Gensunuch meant the complete construction time. It is always said that the prefab house is finished in a few days.
