Experiences and advice on planning a single-family house - advice or feedback?

Hello everyone,

as the name suggests, we want to build a single-family house. I would appreciate one or two pieces of advice or general feedback on our considerations. Briefly about the framework conditions:

We have received approval from our municipality (71254 Ditzingen) for a single-family house plot. The dimensions are approximately 27.50 (north-south) × 15.50 (west-east). The building window runs continuously, so it would be possible to build a garage, carport, or similar on the boundary. We have already dealt with building a few years ago and also visited a model house park. Basically, we decided on a prefabricated house, choosing the providers Weberhaus and Schwörerhaus (each with individual floor plans) based on our own visits, reports of experiences, and experiences from our environment, and have held initial conversations with both. Because of the plot’s characteristics and our wishes, Artis 300 from Fingerhaus would also fit well. The designs of the above-mentioned are quite similar. Guest room/office on the ground floor, shower bath on the ground floor, kitchen preferably separable by sliding door but not a must, two children's rooms, bathroom, master bedroom on the upper floor. With a basement, by the way, the plot is largely flat. One design provides for a side entrance on the east with a slightly recessed niche, thus offering some protection, and a garage behind it. Would you recommend that?

Now I wonder whether Fingerhaus (especially in terms of sound and heat insulation) can keep up with the other two in quality. In general, I would be grateful for tips on what to pay attention to with the providers or regarding the called-for costs (concrete offers are not yet available but will come soon). Also, during my last search, Sonnleitner impressed me because of the approach of primarily using wood. Sonnleitner Holzhaus: I know that is something quite different, but maybe you have experiences with it?

In house exhibitions (I assume, in your case Fellbach) there are naturally (almost) only "prefab" houses. But they are not more "finished" (just as "solid" houses are not more solid). If you had dealt with this not before, but for years, you would know that. Because ... - too much money wants to be buried? Even blue houses can look nice. Use the next rainy weekend to browse here diligently.

Well, we already knew that. We had already decided on a prefabricated house before the viewing, among other reasons because we hope that prefabrication results in fewer errors and that the assembly process is faster and therefore requires less supervision. I hope that for laypeople like us the range of disasters with prefabricated houses is smaller.

Our plot is not small compared to others in the new development area but also not large. And we do have space requirements anyway. Especially on the ground floor, there simply would be no room for a utility room without severe restrictions. That’s why the basement is a given. Whether that makes financial sense or not doesn’t play a major role. So far, I haven’t had the feeling that the basement causes exorbitantly high additional costs. Are there any hints about the providers (besides in the other threads, of course I have already read quite a bit there)? Especially regarding how the quality difference is? I am not so sure about Fingerhaus, because the floor plan would fit perfectly but I don’t quite trust the wall structure. And Sonnleitner as a rather smaller provider also interests me very much.

In the Speckgürtel, construction prices are also quite high. You should already plan for a basement costing 100k. Your house keeps getting smaller. ;)

So prices made me turn my back on Munich 25 years ago. Back then, such outrageous prices were already being asked. The municipality of Ditzingen is still offering #27 on the website. Also for 1200/m2
