Experience of construction companies in the north of Hamburg

What does TöMei stand for? We are also not yet in contact with all companies but have first done a lot of (online) research....

Tönjes & Meichsner, TM-Bau, to my knowledge towards Oldenburg or Bremen, they build regionally, I don’t think Hamburg.

I already mentioned that they don’t go that far out. You have already researched a majority of candidates; you better not contact so many as well.

Viebrockhaus and Breyer & Seck have different company philosophies, therefore are not comparable. However, I doubt that the construction quality is that different. The difference lies in the uniqueness of the latter, i.e. a pure architect house.

The philosophies differ probably more than the price ranges, Viebrockhaus will not be "cheaper." By the way, they also build individual plans (although I would prefer to deviate only slightly from their standard construction performance description).

The plot will be divided according to WEG and then two single-family houses will be built on it. We have read the entries here in the forum about the companies, but for some companies there isn’t much here, e.g. about Mittelstädt or GfG. Based on the first conversations, Mittelstädt is our favorite, as the first meetings were very good and they were the only ones who really came prepared to the appointments and everything on site also seems very well structured. So far, we have only heard positive feedback about the company, which is not the case with all others. Therefore interesting if there are other experiences...

You read little about the recommendable general contractors in forums because they have a regionally limited activity area. Viebrockhaus is also not nationwide but only widely active. They are to be two detached single-family houses as fraternal twins, but we definitely want to agree on one provider and are also curious if anyone has experience on how much room for negotiation there usually is in such a case.

If the two houses have no structural point of contact, then a joint contractor is only procedurally advantageous if they are accessed one behind the other. Otherwise, there are still the synergy effects of sharing the crane and the Dixiklo. A volume discount for two single-family houses is a joke that the contractor already knows: we are talking about eight marks fifty (if Christmas falls on a Sunday). Anyone offering a noticeable discount would probably be in need of it.
