Wrong comparison: Run a marathon only when you have quit smoking = only build when you are financially healthy. Your example is: Build calmly, if it has gone financially wrong, you can still seek advice.

I am not a doctor, but a senior employee in a highly sought-after industry in our region. Nobody here cared that our income would nearly double when I return to work. That is why we postponed the house construction back then by about 1.5 years.

Additional salary would also have to be taken into account, as if you are counting on winning the lottery in 1.5 years. At least objectively from a bank's point of view.

Why is the OBJECTIVE from the bank's perspective? Even with a civil servant friend, the bank did not care that she could, of course, return after 1 year with any number of hours without any problems. This is not a lottery win, but a probability of 99.99%. She would have had to become seriously ill or commit a crime for it not to work out. But if you take that into account, you can't give any couple a loan either. If they separate, become unable to work.....

There's something to that. Something can always come up. But with an equity share of almost 30%, I already wondered back then who actually bears the risk. But we didn't try hard either. The place just got a few extra gimmicks 1.5 years later.
