Existing house: Same floor plan, rebuild walls, building permit?

first of all, I want to briefly introduce myself:

My name is Hans, I am 32 years old and come from Unterallgäu.

Since the money-destroying machine "rental apartment" is getting too expensive in the long run, I am considering rebuilding an old, already quite battered little house (everything still intact but at risk of collapse) on my parents' agricultural farm property with the same floor plan, putting a new roof on it, and finishing it.

The little house was never used as living space but as a small carpentry workshop, although it looks like a residential house.

So far there is no connection to the sewer system or fresh water, electricity is available.

Am I allowed to rebuild and refurbish it without a permit, apart from the fact that there is no wastewater or fresh water connection?

I think I probably need a special permit for that.

Maybe some of you know how the existing use protection (Bestandsschutz) works here.

Agricultural facilities are a special matter; keyword: agricultural retirement property.

You are not allowed to demolish or rebuild anything without permission; on farms even less than on "normal" properties. First of all, go to the building planning office responsible for you and present your project there. With luck, they won't impose too many requirements on you – if you are unlucky, you may not be allowed to make any changes.
