So we only did the clearing (in Hessen). I had previously asked a knowledgeable architect and she said that it’s not a problem as long as you adhere to the development plan (and of course other existing laws)... since there was hardly anything to consider for us there, it was clear to us and our general contractor had also suggested it anyway. Is your development plan complicated so that there is a risk of accidentally overlooking something?

You have to check the legal certainty and compliance with all standards and laws. and then you stand there stupid if something doesn't fit.

In the case of a building application, the authority takes over that for you. there's always something that gets criticized.

I don't know, I have no comparison. So far, I have only looked at ours closely. There are quite a few regulations, but I think that's going to be the rule.

Suppose we overlook something. What would be the worst case? Someone from the building authority drives by on a Sunday afternoon, sees an obvious deviation from the development plan, and shuts down the construction site on Monday?

Or someone else, which is even more likely, notices afterward that something doesn't fit. Demolition? Fine?

It's a serious question, what could realistically go wrong?

Yes, it is that expensive. Yeah, exactly what you wrote there! Of course with a deadline. The more serious, the less time is given.

Here, you also had to state the construction sum. But that is not what is stated at the bottom right below the line. I think that was cost group 300 and net.

If a neighbor or someone else has problems with your construction, you are the contact person. If you have gone through a building permit procedure, the building authority is the contact person. That is the difference.

Could it be that the Bavarians are not familiar with the simplified building permit procedure?
