Hi everyone,

it's been a long time. Thanks again for your answers. Back then, the plan was to build with Team Massivhaus. The contract had already been signed.
After we submitted the aforementioned report (we built without a cellar), Team Massivhaus informed us that due to the soil conditions, additional costs of about €35,000 would arise. (For a reinforced beam grid with beam cross) This did not match the information from the geologist who prepared the report, a well-known construction contractor, nor your statements.
We therefore withdrew from the contract with Team Massivhaus and luckily built with local craftsmen in 2018.

So always be careful what extra costs the construction companies try to impose on you.

I am currently dealing with this topic. Specifically, princely compensation from TM following the soil report. I have already heard from several builders that TM charges heavily here. In the oral conversation with the salesperson, he assured me that the earthworks can also be completely outsourced if it is too expensive with TM. Is this true now or are these also just "empty promises," since this is nowhere to be found in writing and one would be forced to bite the bullet here?

Hi,

the external contracting of the earthworks was offered to us. However, there are two things to consider:

1. the payment offered by Team Massivhaus to exclude this position is very low, so higher additional costs have to be expected here.
2. only the external contracting of the groundworks is possible, not the construction of the foundation slab. Thus, the high additional costs announced by Team Massivhaus would still have occurred.

For me, individual contracting under the supervision of a local contractor was clearly the best choice. In terms of quality, we are well above the standard of usual general contractors and probably even below them in price. Of course, this was also due to the countless hours of own work.
