We once got figures like 7k for the drywall in the upper floor, including materials. So with a 40k muscle mortgage... you almost build the house yourself [emoji6]

So 30-40k is what is estimated, for example, if you completely renovate a shell construction house komplett yourself (i.e. including insulation, cladding, etc. etc.)

40k own contribution = 1200-1500 working hours, never ever.

Ok, we have certainly also counted on some buffer (Bauspar-Riester contracts that we might still include). It would be good if we could manage about €10,000 in own contributions. I was also not very precise about the own contributions. This also includes parts of the excavation, perimeter insulation, and other parts.

What are the general opinions on the financing options?

Respect, you have completed 10 vocational training programs because you want to perform so many different trades. Just go to the gym for 4 hours daily the next 2 weeks no matter what is going on professionally or privately. If you manage that, you at least have the endurance/strength and spouse to be able to deliver the work. If not, well......
