Hello everyone,

I would like to get feedback on the offer from our general contractor. Honestly, it seems a bit too expensive to me.

It is the offer from a local general contractor (Baumeister-Haus network) for a single-family house built solidly on a slab with 163 sqm, 153 of which are living space, with 2 full floors and a gable roof. Exterior walls in Poroton T9 unfilled. The plot is located in the Rhein-Neckar metropolitan region.

Turnkey price: €486,840.00
without special equipment. Unfortunately, we do not have the individual prices for the respective trades.

Included according to B+L (roughly):
- Air-to-water heat pump with underfloor heating
- White plastic windows
- Electric plastic shutters, decentralized
- Staircase as a system staircase in wood
- Preparation for photovoltaic
- Parquet in living/dining & working areas 46 sqm
(actually special equipment but included in the offer)
- Otherwise tiles (€40/sqm gross),
laminate Haro Tritty 100 (€55/sqm)
- Q2 + woodchip wallpaper
- Front door up to €5,500 including installation
- 2 bathrooms (showers 90 x 90 cm each) without
partitions

Additional special equipment:
- KFW40 NH insulation with
17.5 KS + 20 ETICS for €14,050 or
monolithic with Poroton T7 MW 42.5 for
€30,400
- Central ventilation system with
heat recovery €24,000
- Concrete staircase with tile covering €4,800
- Somfy smart home €5,150
- Painter’s fleece on paint plaster for €18/sqm
- Lift-and-slide door €2,900

There will also be costs for photovoltaic (mandatory) at about €30,000 (no offer yet). Sanitary and electrical installations are currently only standard and therefore will probably cost more as well. Plus whatever else might come up.

For 2 full stories, definitely use filled blocks for sound insulation.
Unfilled blocks are like organ pipes, good sound transmitters between floors.
The price sounds reasonable at first, but without the construction service description (Bauleistungsbeschreibung) it is uncertain,
you have only repeated the advantages of the general contractor and he did not tell you any disadvantages (which are listed in the construction service description under owner’s scope and omission).

Expensive, yes. But if you consider that laminate is supposed to be installed at a material price of 55 EUR/m². My ready-made parquet costs 46 EUR/m², high-quality impact sound insulation can be obtained from 6 EUR/m².

Of course, if you have such material prices and also have it installed by a professional, then you reach this price range. Bathroom fixtures definitely Villeroy, Grohe, etc.? Electrical Busch-Jäger.

It adds up.

I also built with a Baumeister-Haus provider in the Greater Rhine-Neckar Metropolitan Area about a year ago and it was quite similar. 150m², 2 full floors, photovoltaic preparation, but with a fully basement, KfW 55 EE.. And paid a similar amount in the end. With upgrades and various extras, we then ended up over 500k.

Pretty much exactly the 3000€ / sqm often referred to here as average. Given the equipment, I actually find it rather moderate.

Well. Poroton T9 unfilled does not reach KfW55 and then the ventilation with heat recovery is automatically included, right? A basement also quickly adds up to 50,000+ euros.

It's just the all-around worry-free package, where you have the moving truck come and just move in without lifting a finger yourself. That of course costs. Just having 40m² of parquet flooring installed quickly costs 6,000 EUR, if that is even enough.
