Estimate construction costs/planning costs/incidental costs

Hello everyone,

after a long, long planning period, I think I have found the house that fits our plot. Currently, I am in the process of "estimating" the costs. For this, I briefly need your help and assessment.

Here are a few key data points about the house:

Living area 145m2 on 2 floors Partial basement approx. 82m2 Garage in the basement (42m2) due to hillside location Pitched roof Closed rooms Kitchen and living area, however, designed open

I have roughly estimated the costs as follows: Construction costs: 165,000€ Technology: 30,000€ Additional costs: 35,000€ (incl. planning costs) Taxes: 45,000€ Yard & terrace etc.: 5,000€ (material only due to own work) Kitchen: 15,000€

TOTAL: approx. 295,000€

My question is, have I forgotten any major cost items? As I said, this is a first rough estimate without going into detail. It is important to me initially whether all the major "price drivers" have been considered by me or if I have missed something.

Why €45,000 in taxes?

For the construction costs, I would add €100,000. For example, the 145sqm shed roof catalog house from our general contractor doesn’t even cost less than €190,000. Then there are also the garage and basement, which significantly increase the costs, as well as all the extras like electric shutters, etc. etc. etc.

€5,000 for paving is clearly too little depending on the number of square meters. €10,000 is probably more appropriate.

Your numbers are unrealistic and will *not* work out – no matter how much financial assistance there is.

Also, a partial basement in a single-family home of your size costs about as much as a full basement. For your construction project, the special design as a garage would also have to be added, such as exposed masonry due to the hillside location.

The additional construction costs are also underestimated; a hillside location has its special requirements.

It is best to find a provider of your choice and have them calculate your construction project. This is definitely better than asking for numbers here; also because you should set up your financing with a proper cushion for additional construction costs in a serious manner!
