End terrace house from 1900? Is it worth it?

Hello,

my name is Kamil, I am 28, my wife is 26, and we are about to buy a house.

I am handy and would do most of the work myself. But not everything, for example tiling.

Still, I would like to hear a third opinion.

The heating system is from 2013 and the roof from around 1980.
We would also prefer not to touch these two things at first.
Nevertheless, it will come down to a complete renovation and a floor plan change, as we would like to have an open kitchen-living area.

What do you think, can such a renovation increase the value or is it not worth renovating because it is very old?

Is it worth it? Since I also come from the area, I can tell you that the price is fair. Of course, a major renovation will also increase the value of the house, although in the location (die ok ist) the prices won't skyrocket. For me, an absolutely perfect starter property, especially if you can do some work yourself. Whether the floor plan change is even possible will be told to you by a structural engineer.

The house is rented. Sale does not break [Miete]. If the tenant does not want to leave, prepare yourself first for a long legal dispute.

In the purchase draft it is noted that the sellers would continue to pay the cold rent if the tenant did not pay.

In the case of personal use, it should be at most an eviction lawsuit. I don't see that as so critical. I see the link here as more critical.
