Hello dear forum,
I am new here and plan to build a bungalow in Zeuthen. A plot of land is already available.
Now my question:
On the street side where I plan to build, there is only one other house (bungalow) which was set back 12 meters due to an underground garage built during "DDR times."
Now the building authority demands that I adhere to this building line, although the houses on the opposite side of the street all stand about 6 meters away from the fence.
I also find the term "Dynamische Baufluchtlinie" used by the building authority strange. Here, an inclined line is drawn from the corner plot to the existing building, thus determining an "incline."
Does anyone have experience with this? After all, you only build once. The statements regarding the building line seem very questionable to me. I have attached a sketch for better understanding.
