Duplex house as a condominium or 2 "semi-detached houses" - What should be considered?

Money in a bag is not necessarily a good idea... it just loses value every day, while real estate is currently gaining value. Well, hindsight is always 20/20 and you think to yourself... "I should have sold right away" or "I wish I hadn’t sold that."

And the depreciation at V&V, the tax benefits. Or better stocks? They don’t know any rent scoundrels. Whatever you do is wrong anyway, and afterward, you’re wiser anyway. Every discussion is pointless. Everyone must decide for themselves what they prefer.

Better to be happy that you get to decide. ;-)

Wow, I've really sparked a fundamental debate here...

But I will not sell this plot of land - unless it really has to be. There is a certain emotional attachment to that piece of land. However, I am not in any rush. If it is leased for another 10 years for next to nothing, that's not a problem either.

That means the previously mentioned period does not refer to renting before your own use, but rather you want to start building only then, since it is still leased for that long?

Hello,

no, actually I wanted to start now because
a) experience with (owner-occupied) house construction is still fresh
b) the municipality indicates approval in the outer area
c) land and equity capital are available

But there are also arguments against it, e.g. the currently very high construction costs and poor availability of craftsmen as well as the "problem" that potential tenants with sufficient income (but without equity capital) can currently also build without any problems.
How the municipality will behave in 10 years is also unknown. Possibly there will be an additional statute for the area then, but maybe no more special permits either.

I will approach the municipality with a preliminary draft to see if the concept I have in mind is considered feasible there. The municipality would probably prefer to see a single-family house, but I think the bigger (and therefore more expensive) it is, the harder it is to rent out, and with a duplex the probability of rent default would also be 50% lower.
